State and local income tax figures are simplified estimates applied to a single "taxable income" figure. They ignore deductions, exemptions, credits, alternative minimum tax, pass-through entity elections, retirement-income sourcing, deferred compensation, equity compensation vesting attributable to services performed in the origin state, and every other feature of a real tax return. Property-tax figures assume the assessed value resets at sale and current adopted millage; non-ad-valorem assessments are not included. Insurance and flood figures are banded estimates, not quotes. Moving and closing costs are typical ranges, not bids. Figures may contain discrepancies, omissions, or inaccurate or outdated information.
